I agree with JeepnMike that "I seen" is a deep south thing. However, "y'all" is a southern thing as well but somehow you don't sound like an uneducated hick saying "y'all", unlike "I seen".
one of my buddies from around here started saying "y'all"... drives me fuckin' nuts

Doesn't the apostrophe show ownership or a contraction? I thought it would be yous guys because "you's guys" indicates that the guys belong to someone and "you is guys" doesn't make sense either.
